Project Two


Add sustainability features to project one (or to a new project) and evaluate the feasibility of making the additions. The evaluation should include a cost/benefit analysis.

Project Selection:


After much consideration, I have decided to only slightly veer from project one by changing the proposed use from a Braum’s Ice Cream and Dairy store to a Dairy Queen Grill & Chill. The reason behind the change lies with expectations that more financial information may be available from Dairy Queen since they are not family owned and operated. If available, this will allow for a more complete financial analysis. That said, I don’t know this to be case as of yet. As the developer, I will also consider the possibility of ground lease.

The site selection remains the same and the majority of the analysis done in project one also applies to project two, as such, I have labeled new material “part two” and intend it to be read as a continuation of the previous work. 


Due to my inexperience with blogs, I was unable to display each analysis as I would have liked on the "Project Two" page, however, each is contained on the "Project One" page and is also listed under the May posts on the right hand side of the screen. Also please excuse some of the formatting as it didn't translate from Microsoft Word into blogger as intended. I have made repairs to the best of my blogger ability.

Sustainable Features:


The mission is to add at least three sustainable features to the proposed project. These features should make the project either more efficient (by generating additional income or by reducing costs in some way) or environmentally friendly. While reading the article, Sustainable building and construction: facts and figures, one sentence stood out:  “To end up with a high-performance, low impact structure, it is vital to incorporate sustainability principles beginning at the project’s earliest stages.” This statement is at the heart of the choices selected to make the project more sustainable.

I have reviewed several options during my research decided on the following:

1.    Recycle construction materials from demolition of the existing structure. This will include selective demolition that preserves the reusability of materials. For example, using crushed concrete for aggregate around the new structure or removing the existing brick in panels and integrating the panels into the new building design.

2.      Cool roof design to reduce interior cooling needs and energy consumption.

3.      Ground source, or geothermal, heat pump HVAC system
